I'm shocked to see anything less than a perfect review! We have been in our house exactly one year from yesterday! Huge shoutout to Sweetwater Homes and their entire team for putting up with us! Highly recommend building with them, if you’re looking for a custom or semi-custom home. They did a great job keeping us within budget, on track, listening and implementing our ideas, and they followed through with every single warranty item after we closed, which is so unique! here’s to (hopefully) never moving again, but if we do, we will always use them!

My advice: don't use Sweet Water Homes. If you do here is some advice. Record every conversation you have with their real estate team, Especially Joel. It might be weird but it will save you a ton of heartache and stress. Expect it to take A LOT longer to get the house done. Nothing will be done correctly, make sure in your contract that is says you can go to the property everyday. You will need to do this to fix all of the mistakes that are made. If you get a 9' ceiling in the basement, know that its not a 9' ceiling. 8'8". Check any foundation, they will not even put a foundation where is says to on the plans. Framing, they will have your stairs 18' off if you don't check. Electrical: don't expect them to do this right, take your time and monitor every wire that is put in. They will put conjunction boxes if the run out of wire in your basement. They will put wire under trusses. If you say how bad of job they have done Richie will show up with the electrician and you will get cussed out and flipped off having him trying to fight you. Be very careful how to deal with them fixing problems. HVAC: Know they're putting the cheapest products they can. We have replaced our furnace after 1 year and 1 month. Plumbing will probably go smooth, hence the 1 star. Sheetrock: You will have over 200 screws sticking out, make sure you get them to come back before the warranty ends. Wood working team: Amazing. Cement: Make sure they don't put a rain line going under your driveway. Its costing us over $3000 to fix. Floors will not be level in the house and have bumps. For some reason that was my fault. Siding: Make sure they caulk your board and batten. Joel will tell you this is why it coast more but then they won't do it. Just know after a couple years you will probably see 10's of thousand of $ of items you need to fix so put that into your budget. Check every single thing that is done in your house. I would also go to a neighborhood that they have built in and ask people what they think of their house and the process, you are make a big decision and that would be worth the time.

Richie and team were great to work with. We have been in our home for 3 years now. Everything has been top notch quality. A few things to look for that I believe were outside Richie's control. Our electrician installed phone line instead of ethernet connections(its 2019). Another issue was our choice of wood flooring in the kitchen. It's only been 3 years and the floor is already aged and showing like it needs to be replaced. I wish I could tell you the brand. I would definitely recommend Richie and sweetwater as a builder. We also used Joel and Brad with KW both were extremely helpful and great to work with.
